Welcome to linolicove.lk. By accessing this website, making a room reservation, or placing an order with our rooftop kitchen, you enter into a legally binding agreement with Linoli Cove (Pvt) Ltd, governed by the laws of Sri Lanka, including the Electronic Transactions Act No. 19 of 2006.

1. General Stays & Check-In Regulations

Check-in Time: 14:00 onwards. Check-out Time: 11:00 AM. Early check-in or late check-out is subject to prior request and room availability.
Identification: In accordance with Sri Lankan law, all foreign and domestic guests must present a valid passport or National Identity Card (NIC) upon check-in.
Property Capacity: Linoli Cove operates 4 boutique suites. Maximum room occupancy limits must be adhered to at all times.

2. Pricing, Currency & Taxes

Rates on linolicove.lk are listed in Sri Lankan Rupees (LKR) unless otherwise specified.
Direct reservation charges are processed in LKR via PayHere. For international cards, currency conversions are handled by the cardholder's issuing bank at current market exchange rates.
Dining prices in our rooftop cafe are inclusive of applicable statutory taxes, with a standard 10% hospitality service charge displayed at checkout.

3. Ocean, Surf & Activity Liability

Midigama is famous for point and reef surf breaks (including Lazy Left, Lazy Right, and Rams). Guests engage in ocean activities, swimming, and surfing at their own risk. Linoli Cove (Pvt) Ltd bears no liability for ocean injuries, personal belongings damaged by water, or wave incidents.

4. Damage to Property & Conduct

Guests are expected to treat the suites and facilities with respect. Any deliberate or negligent damage to hotel furnishings, linen, air conditioning equipment, or premises will be billed to the guest at fair replacement cost.

5. Governing Law & Jurisdiction

These terms and conditions are governed by and construed in accordance with the substantive laws of the Democratic Socialist Republic of Sri Lanka. Any dispute arising out of or in connection with stays or online payments shall be subject to the exclusive jurisdiction of the competent courts in Sri Lanka.
